What's Included in our House Plans
Scaled detail drawings showing foundation walls with footings in the foundation of your choice - concrete, insulated concrete forms (ICF), or Pressure Treated Wood (PTW). Attached garage foundation type and sizing showing elevation relationship to house foundation, dropped buck locations, and concrete floor attaching to foundation. All telepost and beam locations, details for 2x6 frost wall (if needed), details for any step down foundations for walkout basements, piling and support post locations for decks and extended roofs. Locations and rough opening sizes for all windows and doors, stairwell locations, mechanical room and plumbing rough-in for bathrooms.
Scaled detail drawings showing all exterior and interior dimensions of walls including different types of wall designs and finishes. Shows any slope, specialty ceilings, openings to below or above, skylights, railings, fireplaces, square footage, etc. All our plans have been drawn using 2x6 (R20) exterior walls. Window and door sizes and locations are shown. NOTE: Opening sizes are all generic, the window and door supplier will supply and/or confirm all rough opening dimensions.
The Cross Sections show the house cut in a section to reveal many aspects of the house design which will be needed by the builder. It consists of the detail on the Foundation, Floor Plans, and Roof. The Cross Section also dimensions and identifies the required elevations for the construction of the home.
Important: Our plans can be built "as is", but always check with your local building department as they may have specific requirements for your area that may not be required in other areas. Some jurisdictions may require structural engineering, soil bearing reports, or energy efficiency calculations which you would have done by someone in your area. Some jurisdictions require drawings to be reviewed and stamped (sealed) by a licensed engineer or architect for the building permit.
Foundation shows footings, step down footings, foundation walls, concrete pilings, garage foundation, frost walls, weeping tile, teleposts and beams, bearing walls, concrete floor insulated (if required), garage floor support, and more.
Floor Plans show exterior wall design and finish, floor systems, stair details, deck details, landings, etc. Roof shows pitch, overhangs, false gables, saddles, vaults, coffered, barrelled, or trayed ceilings.
No plumbing or heating drawings are included as in most areas these are not required for residential plans, and also, due to the huge variety of local codes and climate conditions. Your local plumbing and heating contractors can easily supply these if needed. Electrical drawings are not included as they are not normally required for residential plans. Your local electrical contractor has the knowledge of the requirements and codes for your area to provide a drawing if needed for the permit process.
